Are you ready to Buy or Sell a Home? I have some useful tips to help make Your home transaction easier. Just follow the step by step guides below And you will be on your way to Making your dream a reality.

You’ve come to the right place.  I have time-tested techniques to get my listings sold.

1. Communication. This seams like a given, but many agents can “disappear” once they have listed your home.  I keep in communication with my sellers to keep them up to date on what is happening with the market and their home.

2. Top Quality Photography.  90% of buyers today are going online to begin their home search.  To capture that buyer, you may only have a split second to make a good impression.  I provide magazine quality professional photos including a high definition YouTube® video walkthrough tour of your home.  Unlike virtual tours that use a wide angle lens that distorts a room’s size, my walkthrough tour will give an accurate representation of your home.  I also utilize state of the art aerial drone photography and video.  Click here for a sample

3. Internet Marketing Along with photography and video, you need a presence online to capture the attention of those buyers.  Besides the multiple listing service, I utilize social media such as YouTube, Twitter and Pinterest to get your home viewed.

4. Intelligent Pricing. Determining the best asking price can be a challenging aspect of selling a home.  I will provide you with information on recent sales from the area and work with you to establish your list price and marketing plan.

5. Reverse Prospecting I will search the multiple listing service and obtain a list of agents that have a saved search which matches your home (i.e. number of bedrooms, baths, area) and I will contact those agents with your homes information.

6. Electronic Lockbox When an agent shows your home, I am emailed their contact information with a time and date stamp.  I am then able to contact them for feedback and provide you their responses.

Whether you are a first time home buyer or a repeat buyer, purchasing a home is a financial and emotional decision that calls for many informed choices.  It is the biggest financial investment most of us will make, so you need a support team of reliable professionals.  Below is a brief guide for you to follow.

1. Get a Realtor®

So what can the right agent do for you? Buying a home usually requires dozens of forms, reports, disclosures, and other technical documents. As a knowledgeable expert, I will help you prepare the best deal, and avoid delays or costly mistakes.    I can help you work out a realistic idea of the home best suited to your needs - size, style, features, location, etc.  As an agent, I have access to all available homes in the multi-list system, can evaluate them in terms of your needs and affordability, and will not waste your time showing you unsuitable homes.  I am also a knowledgeable third party able to take emotions out of the equation to help you negotiate.

2. Obtain Mortgage Pre-Approval

Consulting a mortgage lender is one of the first steps you should undertake in the home buying process.  Nothing is more trying than falling in love with a home and then discovering you can’t afford to buy it.

3. Research Homes

A quick search will bring up thousands of homes for sale on the various home listing sites.  Decide what you are looking for in terms of size, neighborhood, and schools if necessary.  Allow me to help you narrow the search and find the one that is right for you.

4. Make an offer

While much attention is given to the asking price of a home, an offer to buy includes both the price and terms. In most cases, terms can represent thousands of dollars in additional value or additional costs.  This is why you need a trained professional to help guide you through this process.
